QUESTIONS
Straight answers, no small print.
Typically 8 to 12 weeks from offer accepted to completion in England and Wales, though a chain, a leasehold title or a slow search authority can extend that. Because we prepare your case before a solicitor is instructed, identity checks, source of funds and key documents completed and searches already started, the firm begins legal work on day one instead of collecting paperwork. That preparation does not shorten a search authority's turnaround or the pace of others in your chain.
Yes, for the work quoted. The fixed fee covers the legal work set out in your quote, with no file opening fee, no ID verification charge and no admin surcharge added at completion. Third-party disbursements such as searches and HM Land Registry charges, and any Stamp Duty due, sit outside the legal fee and are shown separately in your quote before you instruct anyone. If your panel firm later finds work the quote could not have accounted for, such as a title defect or a missing planning certificate, it must tell you in writing and agree the cost with you before doing it, and you can decline. Nothing is ever added to your bill after the fact.
Your panel firm may charge an abort fee at their discretion if your transaction does not complete. The exact terms are set out in the client care letter they issue you, which you should read before instructing them. Disbursements already paid on your behalf, such as searches and HM Land Registry priority searches, have been paid to third parties and are generally not refundable.
Because most of the time is spent waiting on other people rather than on legal drafting. Three things account for the bulk of it: identity and source-of-funds checks, which depend on you and your bank; local authority, water and environmental searches, returned at the pace the relevant authority works to; and everyone else in the chain going through the same process at their own speed. Early preparation removes part of that wait, because if your identity checks, funding evidence and property documents are already complete when the file is opened, that portion has happened before the clock starts. It does not speed up a search authority or the slowest party in your chain, but it does mean your own paperwork is not the reason everyone else is waiting.
Yes. Your case is referred to a firm on our panel, and a named conveyancer at that firm handles it from instruction through to completion. You'll have their direct line and email, no call centre, no rotating handlers.
Yes. Once your case is live you'll have a 24/7 client portal showing exactly what stage you're at, ID verified, searches ordered, enquiries raised, exchange, completion, with notes from your conveyancer at each milestone.
Not always, and we would rather tell you than sell you something you do not need. Buying or selling with a mortgage effectively always needs one, because lenders will not release funds without a conveyancer acting. A remortgage is the real grey area: if you are switching to a new product with your existing lender, a product transfer, there is usually no legal work involved and you do not need us at all. If you are moving to a different lender, you do. Transfers of equity, where someone is added to or removed from the title, always need one. Tell us what you are doing and we will tell you whether you need a conveyancer before we quote you for one.
Yes. Leasehold transactions carry a clearly quoted supplement, set out in your quote before you instruct anyone. We handle freehold, leasehold, new-build, shared ownership, and company purchases.
The Home Panel is an introducer, not a law firm, so we do not carry out the legal work ourselves. Every firm on our panel is authorised and regulated either by the Solicitors Regulation Authority (SRA) or by the Council for Licensed Conveyancers (CLC). You can verify any panel firm on the relevant register. We'll tell you which firm has been assigned to your case before you sign a client care letter.
Every document you share is encrypted in transit and at rest. Identity verification is handled through Credas, a government-approved identity provider used by banks and law firms. We'll never email you a document attachment or ask you to email one to us.
